For years, Creative DealMaker taught the process behind creative real estate transactions. Today, our focus is different. Instead of teaching everyone how to build the infrastructure, we put that experience to work on submitted opportunities.

Sub2IQ was created by Nick Legamaro, aka “Nick The Note Guy,” drawing on more than 20 years of experience in creative real estate and private mortgage note transactions — including building a private mortgage note platform acquired by a federally chartered Texas financial institution in 2018.
Education alone left most operators with the hardest part still unsolved: finding the right owner-occupant buyer and moving a transaction through underwriting, documentation, compliance coordination, title, closing and servicing.
